The following items can make marketing and closing on your property easier and run smoothly. All these items should be requested by the REALTORS at the time of your interview, so be prepared. This also could serve as a red flag to you that agents who don't request this information are merely not interested in doing the right things to market your home or will be calling you continuously for information during the listing period. Prior to interviewing REALTORS to market your home, please have the following originals or copies available:

Old Title Policy

House plans and development plans if applicable

Mortgage paperwork

Latest tax bill

Declaration/Covenants, By-Laws, Rules & Regulations (if applicable)

Average utilities for the past year (preferably a letter from utility company)

Information on specific assessments (if applicable)

Property information list

Personal property list of items you wish to take with you (drapes, appliances, etc.)

Owners manuals and warranties for appliances and operating systems

Two keys for front door and deadbolt and other keys needed for showing

Homeowners/Association information - Mangement Company (name & complete contact information), Dues Amount & Due Date(s)

Homeowners/Association information Officers & Board of Directors name, phone numbers, and/or email address

Copy of your Holiday/Christmas Mailing List (preferably on CD)

Copy of your Email address book (preferably on CD)

Complete contact information for all parties involved in the sale (on the deed). If the parties involved are separated or divorced, a copy of the property settlement is needed.
